Job Summary:

* Determine the priority and distribution of workload to applicable shift personnel as determined by reviewing occupancy reports, housekeeping reports and other related materials. Assess workload and assign tasks/work orders overseeing them to completion.
*Maintain HVAC, cooling towers, heat pumps in excellent condition while complying with all health and safety standards.
* Assist Director of Engineering in compliance, maintenance and forecasting of annual budgets as well as creation and sustained performance of preventative maintenance policies and property reserve analysis as called upon.
* Assist all maintenance techs with daily duties as related to property’s condition and prioritizing workloads.
* Ensure all units are maintained to corporate standards.

Qualifications and Skill Requirements:

* 4 years Facilities Maintenance experience.
* 2 years Supervisory experience.
* 3 years Mechanical experience (HVAC, Electrical, Plumbing).
* 1 year Budgeting and Large Scale Purchasing.
* CPO Certification (or willingness to acquire).
* CPR/First Aid Certification (or willingness to acquire).
* Basic computer skills.
* Lift or carry supplies and equipment of up to 50 lbs.
* Extended periods of standing, walking, reaching, stooping, bending and kneeling.
* Excellent communication skills with outside vendors, crewmembers and management. These include verbal and written communications. Ability to interpret a variety of instructions furnished in writing, orally or schedule form.
* Ability to work independently and unsupervised for extensive periods of time, as well aswith other departments as needed.
* Demonstrate good judgment when dealing with guests and staff members.
* Prioritize workload and coordinate activities determining time, place and sequence of operations or actions to be taken on the basis of process analysis.
